<html xmlns=""> <head></head> <body> <p><strong><br /> PHILADELPHIA, PA – (February 15, 2013) –</strong> Equus Capital Partners, Ltd. (Equus), formerly BPG Properties, Ltd., one of the nation’s leading private equity real estate fund managers, announced today that Tower Point at the Highlands, a two building Class A office campus in Sparks, Maryland, was sold to an affiliate of Greenfield Partners for $23,700,000. The 162,646 square foot campus is situated a short distance off of the Shawan Road Exit of Interstate 83.&#160; It was 96% occupied at the time of the sale.</p> <p>The 60-acre campus is home the corporate headquarters of Fundamental Long Term Care Holdings, LLC, FILA USA, Inc. and MobilexUSA. It also contains a 13-acre development site that has been approved for an 81,000 square foot office building.<br /></p> <p>Cristopher Abramson, Brian Kruger and Nicholas Signor of Cushman &amp; Wakefield’s Capital Markets group represented the seller in the transaction.<br /></p> <p>An affiliate of Equus acquired the property as a three building, 221,234 square foot Class A office campus in the first quarter 2005 on behalf of BPG Investment Partnership VI, L.P., a $384 million private equity fund. Equus increased occupancy of the campus from the 60 percent level at the time of its 2005 acquisition to 96 percent currently. The firm previously sold 910 Ridgebrook Road, a 56,000 square foot office building, to an owner-user and obtained municipal approvals enabling development of the additional parcel.<br /></p> <p>The campus is in close proximity to Hunt Valley Towne Centre, a new lifestyle center, which has 50 stores and restaurants and offers a wide range of eateries and shopping opportunities.
