<p><b>CHICAGO, IL. – (March 8, 2010) – </b>BPG Properties, Ltd. (BPG), one of the nation’s leading private equity real estate fund managers, announced today that Tallgrass Corporate Center, a 548,000 square foot, Class A office center in Bolingbrook, Illinois, has earned the U.S. Environmental Protection Agency’s (EPA) prestigious Energy Star rating. Energy Star is the national symbol for superior energy efficiency and environmental protection. By earning this designation, Tallgrass Corporate Center joins the ranks of the top 25 percent of commercial and industrial facilities in the country for energy performance.</p> <p>BPG worked closely with Colliers B & K Real Estate Management Services, the property management firm for the center, to improve the sustainability and energy performance of Tallgrass Corporate Center by installing an energy management system, adding motion and photo cell sensors to all interior lighting, implementing green cleaning and recycling practices and standards and improving the site’s landscaping to allow for self-site irrigation and the utilization of native species plant. </p> <p>“We are pleased that Tallgrass Corporate Center has earned the Energy Star rating,” commented Brian Dovalovsky, asset manager of BPG who is responsible for the asset management of the center. “This designation will serve to improve the already outstanding experience of existing tenants and will make the center an even more attractive option for prospective tenants.” </p> <p>In 2009, Tallgrass Corporate Center was awarded The Office Building of the Year (TOBY) by The Building Owners and Managers Association of Suburban Chicago (BOMA/Suburban Chicago) in the Renovated Building Category for its $13 million capital improvement program, which included the redevelopment of 130,000 square feet of former manufacturing space into additional Class A office space with a new entrance, full height window wall and skylights. Other improvements to Tallgrass Corporate Center included creating new, well appointed corridors and lobby areas throughout. The main entrance also was enhanced with a new glass canopy while the parking lot was expanded by 300 spaces. A prior capital improvement program included the addition of a fully equipped conference room, cafeteria and fitness center. </p> <p>In the past five years, BPG has leased more than 444,000 square feet to a premier roster of tenants including Provena Health, Ulta Beauty, CB&I, Quebecor World Logistics, Adventist Midwest Health and Patterson Medical. 53,000 square feet of contiguous office space is now available for lease and includes a flexible floor plan ready for build out, data center capabilities, 12’ ceilings, a full-height exterior window wall, skylights and private entrance. An additional 22,500 square feet of office space is available in other areas of the building. </p> <p>Energy Star was introduced by the EPA in 1992 as a voluntary, market-based partnership to reduce greenhouse gas emissions through energy efficiency. Today, the Energy Star label can be found on more than 50 different kinds of products, new homes, and commercial and industrial buildings. Products and buildings that have earned the Energy Star designation prevent greenhouse gas emissions by meeting strict energy-efficiency specifications set by the government.
