PHILADELPHIA, PA. – (September 19, 2011) - BPG Properties, Ltd., one of the nation’s leading private equity real estate fund managers, announced today, Hunter Defense Technologies, Inc. (HDT Global), a leading provider of highly-engineered mobile military and emergency response solutions, executed an eight-year, full building lease for The Shenandoah Valley Industrial Facility. The facility is a 172,759 square foot warehouse, located at 3200 Green Forest Drive in Buena Vista, less than five miles from Interstate 64 in the Shenandoah Valley region of Virginia. The landlord was represented in the lease negotiations by John Lesinski and Josh Gurland of The Leland Group.

“This transaction represents a consolidation of HDT Global’s existing Virginia locations and a relocation of one of their California operations,” commented Daniel M. DiLella, Jr, vice president of BPG, who negotiated the lease along with Peter Derrico, asset manager of BPG, for the landlord. “The Shenandoah Valley Industrial Facility was one of the few sizeable, quality blocks of available space along the I-81 corridor. We are pleased to accommodate HDT Global’s growing Virginia operations.”

HDT Global intends to employ approximately 130 people at The Shenandoah Valley Industrial Facility. The property’s location, along the I-81 Corridor in Virginia, provides HDT with a strategic location from which they can service their customer base throughout the country and attract employees from among the region’s large labor force.

HDT Global (www.hdtglobal.com) is widely recognized for its industry-leading production of state-of-the-art, fully integrated deployable solutions, including shelters, generators, heaters, air filtration devices, parachutes, aerial delivery systems, robotics and other engineered technologies, currently used by U.S. and allied military units worldwide, as well as civilian government and commercial customers.

Situated on 24 acres, The Shenandoah Valley Industrial Facility is a single-story industrial building with excellent loading capabilities, including 10 loading dock doors and three drive-in doors as well as above average parking capacity for both cars and trucks. The facility has 23’ clear ceiling heights, a high power load and a wet sprinkler system. Additionally, it offers approximately 19,000 square feet of office space within two levels, which includes finished offices, reception area and a break room.

The facility is located in Buena Vista, an industrial and manufacturing center in the Shenandoah Valley. It is within 600 miles of 50% of the total US population and is 50 miles from Roanoke, 135 miles from Richmond and 180 miles from Washington, DC.

With the completion of this transaction, BPG’s I-81 industrial portfolio is now 100% leased. The firm owns and manages more than 900,000 SF of triple net leased industrial space along the I-81 Corridor in Virginia. Additionally, the firm owns two market-ready industrial development sites in Virginia which can accommodate a total of just over 1,000,000 SF. “The scarcity of existing blocks of available quality industrial space should lead to build-to-suit and speculative development,” commented Daniel DiLella, Jr. “BPG is well-positioned to accommodate large users looking to locate along the I-81 Corridor.”
About BPG Properties, Ltd.
BPG Properties, Ltd. is one of the nation’s leading private equity real estate fund managers.
