<p><b>ST. LOUIS, MO.(April 23, 2009) — </b>BPG Properties, Ltd. (BPG), one of the nation’s leading private equity real estate fund managers, has completed 11 first-quarter transactions totaling nearly 36,000 square feet at Pierre Laclede Center. Following more than 90,000 square feet of leasing in 2008, occupancy at the 570,000-square-foot property in suburban Clayton exceeds 98 percent. </p> <p> “Pierre Laclede Center’s advantageous location and attractive amenities continue to attract a variety of corporate and professional services tenants,” said Kelly Gibbel, vice president at BPG. “With newly completed capital improvements, the property is Clayton’s definitive address for business.” </p> <p>A 15,190-square-foot lease extension by law firm Rosenblum, Goldenhersh, Silverstein & Zafft, P.C. is the largest of the recent transactions at Pierre Laclede Center. In other leasing activity, Armstrong Coal Company, Inc. joined the tenant roster with 5,611 square feet, while the St. Louis Club, a longtime tenant, expanded by 1,762 square feet. </p> <p>The recent transactions follow a busy 2008 leasing program. In the largest transaction closed in 2008, Danna McKitrick, P.C. leased two full floors comprising nearly 23,071 square feet. Kevin Gallagher & Dennis DeSantis of Gateway Commercial represented the law firm in the lease, set to commence in mid-2009. </p> <p>Piers Pritchard and Jay Holland of Colliers Turley Martin Tucker represented ownership in all the transactions. Approximately 12,000 square feet of space remains available, ranging from 552 square feet to a 5,750 square-foot suite. </p> <p> “The balance of new leases and renewals over the past year speaks both to the property’s appeal and to the satisfaction of our current tenants,” said Pritchard, second vice president with Colliers Turley Martin Tucker. “BPG’s commitment to the property — combined with our unparalleled amenity package — provides Clayton’s premier tenant experience.” </p> <p>Since acquiring Pierre Laclede Center in 2006, BPG has invested in capital improvements to refresh the exterior, update lobbies and common areas, and renovate fitness and conference facilities.
