<p><b>ST. LOUIS, MO. – (June 8, 2009) – </b>BPG Properties, Ltd. (BPG), one of the nation’s leading private equity real estate fund managers, announced today that 7733 Forsyth Boulevard, a 23-story, 360,000 square foot Class A office building at the firm’s 580,000 square foot Pierre Laclede Center in Clayton, Missouri, has earned the U.S. Environmental Protection Agency’s (EPA) prestigious Energy Star rating. Energy Star is the national symbol for superior energy efficiency and environmental protection. By earning this designation, 7733 joins the ranks of the top 25 percent of commercial and industrial facilities in the country for energy performance.</p> <p>BPG worked closely with Colliers Turley Martin and Tucker, the property management firm for the building, to improve the energy performance by implementing cost-effective changes including retrofitting or replacing lighting fixtures in the office and hallway areas with high-efficiency T-8 lamps and LED Exit Signs, upgrading HVAC components and equipment, modernizing elevators, tinting of all exterior windows and aggressively controlling HVAC and lighting systems with a new energy management system. </p> <p> “We are pleased that 7733 Forsyth Boulevard has earned the Energy Star rating,” commented Kelly Curtis Gibbel, vice president of BPG who is responsible for the asset management of the property. “Energy efficiency is an integral part of our national sustainability initiatives and furthers the improvements and enhancements we have completed at this landmark property. We are also in the process of applying for the Energy Star designation on behalf of 7701 Forsyth where we have recently completed similar energy improvements.” </p> <p>BPG acquired Pierre Laclede in the third quarter of 2006 on behalf of BPG Investment Partnership VII, L.P., a fully discretionary private equity fund with total equity commitments of $550 million. To date, BPG has completed more than $5 million in capital improvements to refresh the exterior, update lobbies and common areas and renovate fitness and conference facilities. Located in downtown Clayton in the center of St. Louis metro area, this two building office center offers direct access from U.S. Highways 40 and 170, and is convenient to the MetroLink light rail. Pierre Laclede is within walking distance of both the St. Louis County Courthouse and Government Center, several hotels, including the Ritz-Carlton, and more than 50 restaurants and shops. </p> <p>Energy Star was introduced by the EPA in 1992 as a voluntary, market-based partnership to reduce greenhouse gas emissions through energy efficiency. Today, the Energy Star label can be found on more than 50 different kinds of products, new homes, and commercial and industrial buildings. Products and buildings that have earned the Energy Star designation prevent greenhouse gas emissions by meeting strict energy-efficiency specifications set by the government.
